Drive-by BPO Reports
All drive-by Broker Price Opinion, or BPO, reports are straight-forward valuations and are completed on time. Our office is technologically equipped to allow us to meet all requirements and we cover the entire State!


Occupancy Status Reports
We know all the little tell tale signs to look for to determine if a property is still occupied. For OSRs, occupancy status reports, we are able to get you the information you need.


Monthly Marketing Reports
Our MMRs are always accurate and on time.


Cash For Keys
Our experts possess excellent relocation negotiation skills.  We've saved our Clients thousands of dollars and valuable time by avoiding eviction delays. A high percentage of Cash for Keys negotiations have

Evictions
We will oversee the entire eviction process.  All eviction results are immediately conveyed to the Asset Manager or Eviction Department the day of the eviction.  Communication with the Asset Manager is
essential.


Property Preservation
All service provided is performed by licensed contractors. Re-keying and Securing are completed within 24 hours of gaining access to the property. Winterization, Lawn Maintenance and Trash-outs are completed within the time specified. All Utilities are immediately transferred & Property Status Checks are scheduled accordingly.


Interior BPO
All Broker Price Opinion (BPO) reports are completed on time and are delivered by email or next-day air subject to the Client’s preference. We include digital photos and values that are precise and set to secure the highest dollar value.


Rehab of Properties
REO properties are rehabbed and repaired by licensed and insured contractors. All of our contractors are reputable, reliable and understand the sense of urgency dealing with REO's.


Marketing the REO Property
The Asset is ready for Marketing! The Property has been rekeyed, secured and a "For Sale" sign and Lockbox are placed on the Property. The Utilities are on; the Trash-out is complete. We immediately enter the property in the MLS (Multiple Listing Service), Realtor.com and many other networking sites.  The property is also emailed to Qualified Buyers and Investors. A Brochure and Addendums (if applicable) are placed inside the property. We also offer creative solutions for marketing difficult to sell properties.


Contracts & Buyer Qualifications
As we receive written Contracts, we immediately contact the Asset Manager. Prior to contacting the Asset Manager, we require Proof of Funds for cash offer or written Pre-Approval for Financed offers.  No Exceptions!  Amount of Earnest Money required will reflect the terms of the Contract and discussed with the Asset Manager.

Closing
To assure a timely closing, we pay attention to detail. We obtain all Municipal Inspections, Transfer Stamps, Final Water Bills, along with any fines and/or liens pertaining to the Property. This information is forwarded to the Closing Agent and Attorney. We personally attend most closings to ensure the funds are immediately wired.
